Avry

Privacy Policy

Last updated:

Avry is operated by Avry Technologies Inc, a Delaware corporation with offices at 11801 Domain Boulevard, 3rd Floor, Austin, Texas 78758.

This policy explains what information we collect when you use Avry, what we do with it, who else sees it, and what choices you have. It applies to avryoffers.com and to the Avry application.

Avry is currently in testing. We are not yet marketing the service publicly, and some of what is described here will change as the product develops. We will update this page when it does.

1. Information you give us

Your account. When you create an account, our identity provider records your email address, your name and your password. We store an identifier for your account, your username, and when you last signed in.

Your profile. Your first and last name, email address, up to two phone numbers, a profile picture and a postal address.

What you tell us about your search. When you register and as you use Avry, you can tell us what you are looking for: a description of your goals, your budget range, your deposit, your pre-approval amount, the loan length you want, the cities you are interested in, and the property types and features that matter to you.

Documents you upload. Avry lets you store the documents a home purchase involves. You choose what to upload. People commonly upload pre-approval letters, proof of funds, loan estimates and approvals, closing disclosures, wire receipts, insurance policies, inspection and appraisal reports, deeds and photographs. Files can be up to 10 MB. You can also attach files inside a conversation with Avry.

Your conversations with Avry. We keep the full text of what you type to Avry and what Avry replies, along with anything Avry produces for you.

Your transactions. The properties you add, the offers and counter-offers you make including amounts and comments, your contingencies and concessions, your deal memos and every round of their negotiation, your milestones, and a log of what happened and when.

Signatures. When you sign a document inside Avry we record the typed name or drawn signature you used, the wording of the statement you agreed to, a cryptographic fingerprint of the document you were shown, the time you signed, your IP address and your browser’s identifying string. This record is kept so the signature can be relied on later. It cannot be edited or removed.

Messages. We keep a copy of every email we send you, the full text of any text message replies you send us, and a record of whether each message was delivered.

2. Information we collect about other people

When you paste a listing into Avry, we read that listing’s public page. This includes the listing agent’s name, email address, telephone number, photograph and profile link, and we store it so Avry can contact them about your offer. We also keep a copy of the listing data we read.

If a transaction involves a seller, their name and email address may be shared with the service that prepares contracts for signature.

We do not collect this information from the agent or seller directly. It comes from the listing they or their brokerage have published.

3. What we use it for

We use your information to run the service: to understand what you are looking for, to analyse listings, to prepare offers and deal memos, to produce and store documents, to obtain signatures, to send messages to you and to the listing agent on your behalf, and to keep a record of the transaction.

We do not sell your information. We do not use it to advertise to you, and we do not share it with anyone for their own marketing.

4. Who else sees your information

We use other companies to provide parts of the service. Each of them receives only what it needs.

Microsoft Azure hosts the application, its database and your stored documents, in the United States.

Azure OpenAI, a Microsoft service, provides the artificial intelligence behind Avry’s conversations and analysis. Everything you type to Avry is sent to it, along with whatever Avry needs to answer you — which may include your name, email address, postal address, budget, deposit, pre-approval amount, property details, offer and memo terms, and contacts you have saved. Documents you have uploaded are not sent.

Auth0 handles sign-up, sign-in and password resets, and holds your email address, name and password.

Azure Communication Services sends our emails and receives the recipient’s address, the content of the message and any attachments.

Twilio sends and receives our text messages, and receives the recipient’s phone number and the content of the message.

PandaDoc prepares and hosts contract signing for certain documents, and receives the names and email addresses of the people signing, the property address, and the price and financing terms.

Dropbox Sign may be used for signatures instead of our own signing feature. When it is, it receives the document and the signers’ names and email addresses.

In your browser, Google Maps provides address suggestions and receives what you type into an address field along with your IP address, Google Fonts serves the typefaces and receives your IP address, and listing photographs are loaded from Zillow, which therefore sees your IP address.

We do not send your identity to Zillow when we read a listing.

5. Text messages

Avry can send text messages about a transaction you are involved in. This section explains who receives them, what they contain, and how to stop them.

If you have an Avry account. When you create an account or update your profile, you can choose to receive text updates by giving us your mobile number and agreeing to receive messages. We record that consent and when you gave it. You can withdraw it at any time.

If you are a listing agent. If a buyer using Avry makes an offer on a property you have listed, we may send a text message to the number published on that listing, to tell you about the offer and give you a link to review it. These are messages about a specific property you have advertised.

What we send. Notifications about an offer, a deal memo, a signature request, or a change in the status of a transaction. We do not send marketing or promotional text messages.

How often. Message frequency varies, depending on activity in your transaction.

Stopping messages. Reply STOP to any message to stop receiving them. Reply HELP for help. Message and data rates may apply.

Your number. We do not sell mobile numbers and we do not share them with anyone for their own marketing. We share them with our messaging provider solely to deliver the messages described above.

6. Artificial intelligence

Avry uses artificial intelligence to read listings, answer your questions, prepare offers and draft documents. The models are provided by Microsoft through Azure OpenAI. We do not train our own models, and we do not use your information to train anyone else’s.

Avry can be wrong. It may misread a listing, miscalculate, or state something confidently that is incorrect. Nothing Avry produces is legal, financial or tax advice, and you should check anything that matters before relying on it.

7. Cookies and browser storage

Avry does not use cookies to track you across websites or to advertise to you.

Signing in uses Auth0. It sets cookies on its own sign-in page and on Avry’s domain, so that you stay signed in as you move between pages, and it holds your session in your browser’s memory.

Avry stores some information in your browser so the application works: who you are signed in as, information carried between registration steps, figures you have entered into the free tools, your progress in the home-buying simulator, a listing you are in the middle of importing, and any unsent deal memo you have drafted. Most of this is cleared when you close the tab. An unsent deal memo and a record of which welcome screens you have seen remain until your browser clears them.

The third parties named in section 4 may set their own cookies in your browser when their content loads.

8. How long we keep it

We keep your information for as long as your account exists, and we do not currently delete it on a schedule.

When you remove something in Avry — a property, a document, a contact — it is hidden from your view but the underlying record is retained. Deleting a document through a conversation with Avry removes the file itself.

Some records are kept deliberately and permanently because their purpose is to be relied on later: signature records, the terms of each negotiation round, and copies of the messages we sent.

We will introduce defined retention periods as the service develops, and this section will say what they are.

9. Your choices

Email notifications. You can turn transaction emails off in your settings.

Text messages. Reply STOP to any message, or remove your number from your profile.

Your information. To ask for a copy of what we hold about you, to correct it, or to ask us to delete your account and its contents, email michael@avryoffers.com. We will deal with the request by hand. Your profile page shows buttons for these actions that are not yet connected; please use email until they are.

Some settings on your profile page — covering analytics, model training and marketing — are saved but do not currently change anything, because we do not do those things. They are there for when we do.

10. Security

Your information is stored in Microsoft Azure’s United States data centres, and access to it is restricted to people who need it to operate the service.

Avry is a small company and an early product. We are not in a position to claim formal security certifications or independent audits, and we would rather say so than imply otherwise.

If you believe your information has been exposed, email michael@avryoffers.com and we will tell you what we know.

11. Children

Avry is for adults buying property. It is not intended for anyone under 18, and we do not knowingly collect information from anyone under 18. If you believe a child has given us information, email us and we will remove it.

12. Changes to this policy

When we change this policy we will update the date at the top. If a change materially affects how we handle your information, we will tell you.
